Let me congratulate you on last night's HOA Annual Meeting - your detailed explanation of each line item on the budget was spot on and easily understood by all. Believe me, after sitting year after year at the HRCA budget explanations of each line item I still did not understand how all the monies were spent or why !!! I even noticed fellow delegates take out their phones and were texting, they said they were bored.
You were able to get the meeting started on time with few homeowners in attendance and made sure those late comers signed the attendance sheet. You followed the agenda to keep a steady flow and always asked everyone if any questions - keeping the h/o's involved (good tactic).
You explained the process of board member elections that was well received by all. And, since there were no other candidates we will keep those current board members in place.
When asking those in attendance if there were any other questions, you listened and offered actions to resolve their issues.
I really appreciate all you do for our community and look forward to the new year.

Just wanted to send a quick note to say what a great job Karen did at the Beaumont Place HOA Annual Meeting last night filling in for Mel. She was very professional, efficient, and organized. The meeting stayed on track, business was conducted, and she chimed in at all the right places to address homeowner concerns and support the Board. Thank you for loaning her to us for the meeting and thanks to her for a job well-done!
As of last night, I have completed my 3 year term as the Treasurer of Beaumont Place. New Board members were elected last night and the new officers I am sure that will be communicated as soon as those decisions are made. It has been a pleasure working with you both.
I would like to express how wonderful Mariana Garza is at her job. She has stepped in to help manage our courtyard, Garden Courts III, in Stapleton while Adam is out on medical leave. My husband and I have been so impressed with her communication with us and her call to action to get our concerns addressed in a timely fashion. We have had multiple outstanding requests in the que since early this summer with no response or action which left us very disappointed in Advanced HOA management.
We would like to request Mariana to take over managing our property full time, if possible. Nonetheless, we want to make sure you are aware at the excellent job she is doing.
Please pass on our thanks to Karen for taking the time to attend the Annual Members meeting yesterday. It was beneficial to have a knowledgeable person there to address some issues. She has a lot of experience and we appreciated her advice.
I have meant to email you for some time about the job Karen Mundy did for Highland Walk Amenities while I was president of the board. Having worked with a number of boards and board representatives during my career, I am very aware of how hard or easy the work can be depending on the person on whom you rely. Karen was excellent. I always could count on her to have the information I needed or to find it quickly. I found her style of getting things done expeditiously and without excuses a welcome change from what I had experienced prior to us moving to Advance. Apparently, the word got around inasmuch as I recently received a letter indicating the our patio homes association had decided to contract with Advance as well.
Karen made my job so much easier than it could have been, and I congratulate you for having her as a key member of your company.
I want to say thank you for the incredible job you did today during the eviction process of a former tenant. It was obviously a very difficult day and your dedication to the community of Governors Place was commendable. In the hour I was present, your involvement and laser focus were an important part of making the most of a situation that was dangerous and unpredictable.

Getting your company as our Management team was a god send. You know of the hurdles that I had to jump thru to get you here.
Sybil has been fantastic. She knows how to handle the worst of what comes her way and make it into a positive.
We have monopolized her time for 90 days now and the future looks incredible.
Today we were getting rid of our old landscape company with a walk-thru and a home owner came up and asked if we were the Red Hawk HOA directors and managers. We in the past have not had a great reaction to folks on the street. BUT, today he introduced himself and said that after calling Sybil twice and getting a quick response back and our meetings being handled professionally, he was very pleased with how things are going!
Our last annual meeting, Mrs. Kailihiwa really helped in getting rid of some sour grapes. The meeting was so well done with Mrs. Kailihiwa at the helm, I actually received many emails and texts that she had cleared up many accusations that were out on the back door blog and they were very happy to have come to the meeting (her Power point presentation was spot on) to visit with the board and Advance HOA management.
She still says I don’t know what the Heck I am doing, but as long as she keeps me in line I am grateful.

We are extremely happy with the change from (our previous management company). There were some small issues that are to be expected with the changeover. These were on (their) side. Our homeowners took the change in stride and it actually went much better than expected.
We can't say enough how excited we are to have Jenny as our manager. Jenny is professional, responsive, proactive and terrific to work with. We find ourselves having to do a lot less management because Jenny takes the lead. We are incredibly excited about the change.

The tools available to us are very helpful, I absolutely enjoyed Judy’s presentation a couple of weeks ago, but most importantly, Paden Brown is a delight to work with! Please also pass on to the Board my compliments and appreciation for their selection of Advance HOA Management. I have been remiss in not mentioning this earlier.
In the six years that I have owned my condo, the Association has used several different management companies. None of them were as professional and responsive as Advance. The former management companies, with very rare exceptions, did not return phone calls, did not respond to emails and were difficult to deal with in general.
You, as the community manager, have always been quick to reply to my inquiries and requests. None of the former managers were willing to accept a key to my unit to facilitate access in my absence. As an out-of-state owner, this was an issue. I was told flatly that they did not want the “liability”.
You, on the other hand, kindly suggested that I leave a key with Larry. This has made for much less hassle for me. I appreciate your efforts.
It has been wonderful to have a management company and a community manager who are as dedicated to assisting the owners as you have been.
Denise, your boss Judy was exceptional. Everyone on the Board and it’s committees should get this kind of training. It was good to see the good representation from Skyestone. Please pass on to her that I can see why she is the CEO and the good news is that her talent has obviously been passed on to you and Angela. I sure hope that her company and the two of you are around for a long time after TM leaves us but I realize that will be determined by higher authority. Thanks again for setting this up.

We attempted to have our annual HOA meeting last night, but were unsuccessful in meeting quorum. We did then have an open board meeting. What I can tell you is that I am very impressed with Marcia. She took lead on the meeting and was concise in her answers to our questions, was knowledgeable and incredibly supportive. We all feel very optimistic about our future working relationship with Marcia and look forward to working with her more.

I wanted to take a quick minute to pass on praise for Rhonda. She is awesome. She took great care and concern when handling an HOA parking situation. Alicia dropped by to say she is so glad she went to last night's training!
She and I attended July '17 seminar on financial reports; the handouts are the same with a few additional notations on last night's. Alicia mentioned it was very clear & concise with information presented in a way that many questions were answered before people even had to ask.
You've also taught and guided us this past year as we've learned (AND continue learning) how to access, read, understand, and process monthly financials and budget related material. Although Alicia & I (she more so) had hands-on budget responsibility and experience in our professional lives, we were novices in the way Advance and HOAs in general do business; was new & unfamiliar.
Though I wasn't there, please pass this along to let Carol and Judy know Alicia says "job well done"~~Emerald Estates appreciates Advance's training opportunities.

Thank you very much for your level-headed, calm and professional approach in addressing January 21st snow removal challenges.
You summarized our issues and presented them in a respectful and logical manner to the vendor. Likewise, you assisted our Board in understanding the vendor's position. A potentially unpleasant situation was settled in a manner acceptable to both parties; not often one experiences a "win-win" solution.
Hopefully, circumstances around future snowfalls are less frustrating for everyone. The days following, I know, were challenging but the matter was resolved well with resulting clarification about the scope of work and expectations moving forward.

Almost a year has passed since I became President of Emerald Estates HOA, a job I did not want and one I could not have gotten through without Ben McDowell. My "resignation" would very likely have been turned in long ago; now I believe I might make it the next two years. I know other Board members feel the same!
Emerald Estates is a great community but not without challenges. Ben provides a level-headed, professional, knowledgeable approach. He offers guidance and has taught us much~always in a calm, collaborative and respectful way. Ben has met everyone in our neighborhood and homeowners greet him by name. They appreciate how responsive, prompt and courteous he is, even when a situation is "trying."
As 2017 draws to a close, I can't tell you how many times neighbors have expressed genuine appreciation for all the support Ben has given us. As you may recall, prior to Advance and Ben, Emerald Estates went through management companies and community managers several times in just a few years. Professionally and personally, Ben is a great match for us and he is to be commended and thanked as are you for assigning him to us!

As a resident of the Village at Cotton Creek for over 20 years I wanted you to know how pleased I am with the work that Marla and the Board of Directors have put in to get things done here. I am not the only resident to comment about how "things are getting done". Just wanted to let you know that my unit closed today. The sale is final. It has been great working with you (SERIOUSLY). I wanted to write to you and Judy I wanted to commend him on the stellar performance he consistently gives us. He is really great to work with. We have a lot going on in our community and Julian is right there to handle everything that we ask him to do (which is a lot). He handles everything with grace and doesn't complain or make a fuss about anything. He's very professional and timely in responses and follow up. When he does make a mistake, he's quick to admit it and immediately works on correcting it. My name is Renise Smith and I am a resident of Brandychase II. I am writing this email to express my gratitude, and to let you know what a treasure we have in our Property Manager Karen Mundy.
We have had the benefit of her expertise for several years now, and our property has definitely seen a significant improvement. I have been a condominium resident/owner for many years; the last 12 at Brandychase. It is not often that you witness a manager take a such a personal interest in a property’s well-being, and benefit from their knowledge.
I witnessed this firsthand at our Homeowner’s meeting yesterday evening. We will be facing major improvements to our property in the next few months. Like many Associations these days, our finances are not quite where we would like them to be given the economy in the recent past. Due to Karen’s due diligence in obtaining quotes from various contractors, we will receive our repairs at a wonderful price, with financing! As I said earlier, as a long time condo homeowner, I have NEVER seen a manager make such a personal investment in a property’s financial well-being.
Her superior treatment of our Association should not go unnoticed, and I hope that by sending this email she will receive the accolades and recognition she has rightfully earned.
Personally I have needed Karen’s assistance with various matters over the years. She is gracious, professional, timely, thorough, patient…I could go on!

Thank you Sky for your consideration and reversal of the late fees. It is much appreciated. I felt a good sense of integrity and honesty in our brief discussion a couple of weeks ago. Smoky Hill Village HOA has made a wise choice in engaging your firm to manage our Association.
I am a first time homeowner and have been a homeowner for 9 1/2 years now. I can honestly say I am very happy with Advance HOA. In the past the 'previous management' folks let issues slip between the cracks, offered next to no direction, and were not familiar with our Bylaws and Governing Docs.
All that has changed and improved dramatically with Advance HOA. Our Community Manager, Ron Harris, is very much aware of our Bylaws/Gov Docs, the regulatory county laws and applies them with a quick positive response. You can always count on Ron through his experience to be accurate and his ability to follow up with each issue until it is resolved. He will keep the board members in the loop, offer options and asks permission to proceed. Ron was also instrumental in helping the board members forecast and settle our budget.
He is on top of our current vendors, their contract details, when their contracts expire. That helps the board members greatly when considering renewal or changing vendors.
Judy came to our meeting early this year and introduced herself and her wealth of experience. At this meeting, we were having issue with our allowed number of rentals (for the FHA certification). Her insight was factual and helped the board make a decision with this issue. And, both Sky and Judy joined us for our recent Annual Homeowner Meeting where the homeowner's brought up issues within our community. The homeowners were impressed with their attendance.
Advance HOA offered ourselves and other community board members the opportunity to attend a seminar last February - Foundation of Board Leadership. Judy presented areas of her expertise including legal basis for community management, both Federal and State; roles & responsibilities of board members and committees; and understanding key requirements for an effective HOA management and leadership.
Our board members much appreciated the seminar and are already applying these objectives. Judy mentioned another seminar later this year. We look forward to attending.

Recently we have had reason to contact HOA regarding a problem with drainage by our stairs. This morning Diana Behrent stopped by to talk with us regarding this issue. She could not have been more professional and helpful. She was a pleasure to deal with and responded to us very quickly. She is a great asset to your company and I just wanted to let you know. Also since your management company has taken over our development we have noticed a significant improvement in the landscape and upkeep of the grounds.
